Real estate & hotels in Morocco

Investing in Morocco. No surprises afterwards.

Morocco is building sixty thousand new hotel beds by 2030 and welcomed a record 19.8 million visitors in 2025. The opportunities are real. The risk rarely sits in the project itself, but in what you did not see beforehand: a title deed that does not hold, a partner who does not deliver, a permit that stalls. We make sure you see it before you sign.

What we do for you

From first file to handover.

For investors and companies. No private second-home purchases.

The right project

Hotels, commercial property and development land, including files that never reach the market.

Title checked

A registered title (titre foncier) gives certainty, other forms not always. We have it checked before any money moves.

Every partner screened

Architect, building company and operator are screened before a single signature.

Permits and offices

Building and operating permits, and the right people at the offices that issue them.

The right structure

A Moroccan company, with certified accountants, lawyers and a suitable bank from our network.

Follow-up on the ground

We run the project from start to handover, even when you are not in Morocco.

Called by its name

A property file stands or falls with the offices that handle it.

We know the way to the municipalities, the regional investment centres and the ministries, and we put that network to work. There is an honest word for that: lobbying.

For you, that means less risk, fewer delays and no money stuck in a file that does not move.

How it works

Fully tailored.

No standard package: every assignment starts from your question.

Listen

Your budget, your return and your horizon.

Screen

Project, title and partners.

Open the doors

Permits and the offices that issue them.

Stay until it is done

Until handover, and beyond.

Hospitality & real estate

A hotel in Marrakech, without surprises

A European investor built a hotel in Marrakech. We ran it end to end: architect, building company, every partner screened before a single signature. The surprises that kill projects in a foreign market never got their chance.

Problem solved

A stalled share transfer, brought back on track

Belgian investors own a hotel in Morocco. When one of them sold his share, the transfer stalled and the file was left incomplete. We rebuilt the whole file, worked the right offices and completed the transfer for them.

Why now

Tourism is growing faster than capacity

  • Morocco co-hosts the 2030 World Cup, backed by a $41 billion infrastructure programme.
  • Sixty thousand new hotel beds planned by 2030.
  • Airports expanding to 80 million passengers by 2030.
Your questions, answered

What investors ask us.

Can a foreigner buy property in Morocco?

Yes, for most types of property. Agricultural land has its own rules, which we review file by file.

What is a titre foncier and why does it matter?

It is a title registered with the land registry, and it gives the most certainty. If a plot is not registered, we first check what that means for you.

Do you buy on my behalf?

No. We screen, open the doors and follow up. The decision and the signature stay with you.

Do you also manage construction?

Yes. We have already run a full hotel project, from architect to handover.

What does it cost?

After a first conversation you receive a tailored proposal.

Which languages do you work in?

English, French, Dutch, German, Spanish and Arabic.

Let's talk

Tell us which project you want to invest in.

One conversation is enough to know whether we can help. If we can, we tell you exactly how. If we cannot, we tell you that too.
